REAL ESTATE

For homebuyers, Mike McRae specializes in showcasing unique fixer uppers and updated homes: from waterfront properties to condominiums with spectacular views, to ranch or farmhouse homes with lovely garden spaces. With his expansive experience in construction and renovation, Mike has the unique ability to step into the space and offer his experience to help potential buyers see themselves and their options in the space.

Above all else, Mike and his wife and business partner, Nicole, want their clients to be happy in their new home for a long time. They understand how emotional buying a home can be. So, when the right one comes along, it is extremely important to them to work very closely with the selling broker to create a compelling offer (and story behind the offer) that will simply blow all the others out of the water. They don’t just submit an offer and cross their fingers that it will get accepted…they will fight for you.

For home sellers, Mike and Nicole work to tell the story of the home, offering home auditing, home staging, professional photography and online marketing campaigns that are second to none. And since Mike has a vast background in general contracting, he can help advise on ways to capture every equity dollar in your home, whether it be a simple bathroom remodel, installing new countertops or painting the exterior of the home. He’s there to help increase the value of your home as cost-effectively as possible so you can get the most bang for their buck.

30%

Every 1,000 square feet added to a home boosts the sale price by more than 30%, according to the National Association of Realtors. According to Remodeling Magazine, bathroom additions return the most, according - an average of 86.4%. The addition of attic bedrooms, family rooms and sunrooms returned from 70% - 80%.

92.8%

Siding replacement recouped 92.8 percent of its cost, according to the study. The only home improvement likely to return more at resale was a minor kitchen remodel, which returned 92.9%. Replacing roofs and windows were also high on the list, returning 80% or more at resale.

119.5%

According to the Cost vs. Value Report, the Return on Investment (ROI) in the Pacific Northwest peaks with 119.5% ROI when adding manufactured stone veneer to the exterior of the home and a steel garage door adding value at 117.1%. The next closest addition is a steel entry door at 87.9% ROI.

Making Your Dreams a Reality

Homebuyers

Here’s where dreams begin to come true. Most interior construction adds immediate value to the home; from a new tile backsplash and updated fixtures to new lighting installation, new paint and new flooring. There are finishes to consider, colors to pick and style and space to take into consideration along with budget and practicality. It’s a delicate balance, but one that we are well accustomed to. Our job is to narrow down the choices for you, offer you options that are within your budget and make magic happen.

We offer design services as well as our personal deals with local cabinet makers, electricians and plumbers, saving you time and money. Our goal is to get your home running smoothly again as soon as possible, so we make sure that every construction piece is lined up and timed to be the most efficient.

Selling Your Home

Curb appeal is a major reason that siding replacement ranks so highly on the Cost vs. Value report, according to HGTV. New exterior siding also brings the added value of being low maintenance, which is an issue that new homebuyers ranked as highly important.

There are some important things to consider when updating your home: are you planning on staying in the home long enough to enjoy the cost/time of the project? What do you currently use the space for and what is the best way to create more usable space? It’s our job to work with you to ask the right questions and offer our years of experience to answer your questions.
